Old cattle Thetford Pen converted to gated Greathouse enclave

In 2024 luxury entered its air-conditioned coach and landed in Old Harbour in St. Catherine.

Centuries before, an 1889 map of Thetford Pen, located near old Harbour shows the 2,034-acre property as belonging to Louis Verley Esq.



A pen was a livestock farm which in older times was dedicated to pen-keeping including the breeding of cattle, horses, mules and sheep. Today, the property is being marketed as a new gated community.



Thetford Greathouse along with 80 acres of land were previously advertised for $60 million. That offer was subsequently canceled.



Currently, with units starting at US $245,000 each the cost to buyers begin at $37 million with the exchange rate being J$158 to one US dollar, selling. The estimated completion date is Summer 2025.



Greathouse Estate, as the gated property is named, is located on the former Thetford Estate and described as re 20 mins from Kingston & 5 mins after exiting the Highway.



Patricia Ranglin of REMAX realtors told Caribbean Money Daily that the model unit would be ready in six weeks. She declined to share the total number of units nor the name of the developer.

The developer, however, has committed to retaining the historic elements, naming two of the housing prototypes after the property’s first owner.



Added to the residential development are commercial facilities with 18 units on offer.



Amenities include an electronic gate, 24 hour security, drive through food court, automatic car wash, gym, supermarket, the commercial area named the Great House Plaza with 18 stores, jogging trail, club house, swimming pool and a six acre park.



The original Greathouse, described as “a 130 year old Georgian-styled great house deposited on over 80 acres of arable land and priced with lands at $60 million in the original offer, was described as a three bedroom one bathroom house of 4,250 sq ft.“



The land, it was said had access to a stream which could provide water for domestic use or irrigation. The property has now been converted to the gated community featuring what is described as luxury units.



One design is called the Ivey featuring detached two-bedroom, two-bathroom units of 1,150 Sq Ft, and what Ranglin describes as “rooftop balcony, exterior staircase, In unit laundry and kitchen.”



The Verley, the other home design consists of detached three-bedroom units in a home of 1,582 sq ft and includes “master suite with walk-in closet and in-unit laundry, rooftop balcony, exterior staircase and kitchen.”
